
A proposed zoning change for a property on South Main Street will go before the Elkton Planning Commission next week.
The change from R-3 – Multi Family Residential to B-2 Neighborhood Commercial for the property directly across the street from the United Southern Bank in Elkton. The request comes from Howard & Jeanie Haley, LLC to rezone approximately 1.49 acres of land.
According to the city, the B-2 District is a commercial zone for businesses needing good road access or high traffic. It includes all B-1 uses and targets entertainment, service, retail, and professional services for residential areas. New buildings or additions require Planning Commission approval for development and landscape plans. Key requirements: minimum lot size of 25,000 sq. ft., 50-foot building setbacks from streets, 15-foot side yard, and 25-foot rear yard setbacks. Corner lots need 50-foot side yard setbacks from both streets. Maximum building height is three stories or 45 feet. City water and sewer connections are mandatory, and parking/loading areas must meet zoning standards.
Elkton Mayor Arthur Green told city council members during the June meeting that he wasn’t able to share all proposed details, but said the building would be around 10,000 square feet.
Full plans will be revealed during the public hearing, which is planned for Tuesday evening, July 2, at 6:00. The meeting will be held at Elkton City Hall and the public is invited to attend and share comments or concerns.
